Hello, To all of my supporters,

I want all of you to understand what I am doing and why. I was informed that some people think that I am a Fraud. I wanted to address any and all concerns. To start I have a EIN or a Employee Identification Number and Our Association's name is
Bobbie's Chronic Kidney Disease(BCKD). I am working on becoming Tax exempted. BCKD is a non-profit organization. I started this Association because I have been greatly effected by this disease and my mom has this disease. I want people to be aware of Kidney Disease and how it effects the person that has the disease and their Families. No, I am not getting paid from any of the funds that people, sponsors, and any other company donates. All funds received are used for the Association and things needed for my mom, such as slippers, cozy gowns, hair products, soft blankets, depends,deodorant,chucks for the bed, and other necessary items so she can be very comfortable at this time.
Yes, eventually my goal is to be BIG enough to help people suffering from the disease by donating the same items to them and help them like I do for my mom. I want all of you to know that I am taken the correct steps for BCKD to become a great non- profit Association. So I am back and it has been sooo hard trying to manage my blog and keep you all up to date on the things that i have been thru. To start my mom has been in and out of the hospital and I have had to put her first. But, it is all good because i know that she would do the same for me. My mom is really sick and has many different things wrong with her. So now she has to have a walk to get around and she now has to have 24hour care. So how do I feel about that?? Just taken it one day at a time. yes, it is scary. I have support from friends and family. But, it is still hard to deal with. I have been just working and trying to find my place and praying that I find it soon. I have been thinking about going back to school to be a RN. But, I love to write and really want my own consulting business. But I have to work so I can pay bills. So my dream is on hold and I am going to have to wait and I have to do something to make money for the house. So there this shit has me so feed up. But that is life.......

I have been feeling really down. I have so much going on and don't know where to start. I am trying to get it together. But I will still let all of you know what is happening with me. Life is a bitch! We have to get up and keep going everyday! I know that time is very precious and it should mean a lot to people. How is everyone doing? Good I hope!

But I have an issue with some lady's and the choices that they make such as men, having children, hanging with the wrong crowds and other issues. Let me start by saying that the Chris Brown Issue has gotten on my Dam nerves. I got to say this and I am done," If you are big enough to pass a lick you are big enough to take a lick". Women quite being fools and think before you act. I know you LOVE him and all that good stuff; but think of yourself first. I have 2 teenager nieces and I always tell them get someone that you can grow with and if he starts acting crazy let his ass go and get another one! As a teenager growing up I did many stupid things but now being grown I see how woman are treated so bad. In the work place, at home and public place and that is crazy. So what should we do? Start speaking up and given people our opinion about things. Stop being afraid of what someone will think. Stop comparing yourself to someone of these other women. We are all as we should be, now don't get me wrong some of us need to exercise and keep ourselves up. But quit letting a man make you feel less worthy! We are all worthy!

So as you may know that Steve Harvey wrote a book, Telling woman to start thinking like a man.

Now! how in the hell are we going to have time to do that when we barley have time to cook, clean, watch the kids, wash clothes, grocery shop, go to PTA meetings, fix the kids bikes when they are broke down, take the kids to the doctor's office, plan birthday parties, go to work , pay bill's, and all the other shit we have to do.

So now you tell me why do I have to start thinking like a FUCKIN MAN, and why the hell he can't think like a WOMAN!!!

The B.B. Que Man

This week end was my brothers B-day party and for his party his wife order some barbecue from The B.B. Que Man. I tell you we had a good time and on top of that we ate really well.

I had the pleasure of tasting this barbecue and it was wonderful. I really enjoyed it and so I had to tell of you about it. I want all of you to taste this barbecue. I promise you will be happy you did. The meat was so tender and mouth watering. He makes is own barbecue sauce from special ingredients. Gary cooked many different kinds of meats such as chopped beef that done by hand, chicken, sausages, links and other meats just to name a few. So if you want some great tasting barbecue call on: The B.B. Que Man. Gary has been specializing in great tasting barbecue for over 10years. Barbecuing is his craft and it takes time to perfect nice tender and seasoned meat. He also caters and all order's should be placed 2 weeks in advance for prep time.

The Dallas World Aquarium:

I went on a field trip to the Aquarium with my daughter and her school. I took some very cool pictures. We saw some very cool animals and we enjoyed ourselves. So take a look at tell me what you think of the nice day we had. It was raining and wet on that day that but we still had a wonderful time. My daughter had a very nice time and she was very excited to go with her class. She talked all day about the trip and she told everyone about the animals she saw. The rain forest was part of the aquarium and I thought this was very nice and a place to think! The sharks were a site to see and also the penguins as it watched everyone watching it.

Back to business:

So we know our loan type, investor,interest rate, TAD, finical, and RFD. Now we need to call the mortgage company and find out what programs are available. Such as: Repayment Plans, Modifications, Partial Claims, Provisional SFB, Short Sale, and Deed in Lieu. Those are some of the programs that's available to you as a homeowner. Now your finical situation will determine which plan that you will get so knowing what is left over after everything is paid in the house is very important. My issue is that many of us are not sure what we spend our money on each month. Like many people it seems as if we don't know where and what we spent our money on.

I can remember one year I got a big lump sum of money and could not tell you how it was spent.So yes I have been there and done that. I could not even began to tell you what happen to all that money that I got. I didn't even pay bills. That year I learned a great lesson. When you spend your money have something to show for it. Like paying off bills or buying something with value that does not depreciate over time. Or just something you need.

So now is the time for you to call your mortgage company. Don't be afraid because we all know that the mortgage company is not in the business to take your home they want the interest that is going to be paid over the 15 to 30 years that you plan on paying for the home. You're probably saying ,"It's easier said then done." True but try it and see what happens!!!

While at work I started to think of some reasons why homeowners have to know this things. I walk everyday on my break at work just to get some exercises. But anyway, I am so sure that many people don't have a clue as to what's happening with their mortgage. This is one of my passions besides shoes, and hand bags. I just want to info the world as to what they can do to help themselves. So now as I did my daily walk, I saw a picture that I am going to share with you as soon as I get home.

This is to all the mortgage companies that's not being mindful of our economy!!!!

Tell the people that you employee to respect each caller and listen to what the have to say. They should be willing to help any person that's having a hard time!!!

Why Did They Lie?????

And how I have a story for you, okay this morning I was listening to 89.3 the radio station. I heard a women and I want say her name because I did not get permission from her to state her name. But, anyway she is going threw and hard time like everyone in this crazy ass economy. She is having a hard time make her payments on her mortgage. Just like me and everyone else that has a mortgage that's not rich and or famous.

So she said that she called her mortgage company Citi Group and they told her that they are no longer doing MOD or ( also known as Modifications), on FHA Loans. I was soooo, LIVID when I heard that B.S. I know if other mortgage companies are doing Loan Modifications on FHA loans then I know that is a really big ass lie.

So that makes me ask a question: WHY DID THEY LIE????

So of course; I called the radio station and I told her that I know for a fact that they are lying to her and that she may want to call HUD to find out why FHA loans are not being modified any longer. I know for a fact that MOD's can be done on a FHA loan because while working for the mortgage company I've done plenty. Maybe on some days I've done several MOD's on $300,000.00 dollar homes.

What makes her loan so different?

Now keep in mind that I know to ever cause there is an affect and per FHA guidelines the home has to be owner occupied, loan has to be a least 1year old and the loan has to be at least 3mths behind. Now, another things is consider when doing MOD's on any type of loan is the investor. Now some investors don't allow MOD's to be done. So that is something else that she should consider. Also, homeowners don't get to pick and choose which program that they want it is also based on your finances. If your financial situation says that you need a repay plan that is what you get because if you look at it and if you have enough money to make a mortgage payment plus a little extra you may just need to cut out some of the extra activities. Another reason why they may have lied would be due to her interest rate being below market value and the interest rate can't be decreased due to it being it's at the lowest possible rate.

Now for a VA loan they will Modify the loan if the home is not owner occupied and the interest rate does not increase.

Citi Group" Why did you lie to this homeowner that truly needs some help??" I just have to know. If these mortgage companies are getting paid to offer the programs why aren't' they willing to give the programs out.

What's Next?????

I had a very hard weekend and I am feeling bad for myself. I have a few thing that I am going threw at home. But, I know it will be okay I hope. I am going to be alright!!!! I will keep my head up and keep smiling!!!

Okay we know the investor, loan type, RFD, and the TAD!
So now we need to find out your interest rate! Now depending on the program you pre-qualify for you need to know your interest rate.

For example: You qualify for a MOD or (Loan Modification) and your interest rate is below market value you would not get the MOD. What I am trying to say to you is that if your interest rate is a 5.25 and the market value or should I say Houdini is 6.25 and you have and investor that does not allow the interest rate to be raised such as a VA loan then you would not get the Loan MOD. But those are the rules that we have to follow. So that is the reason why you,( The Homeowner) should know this information. I bet your wondering what is a Houdini and Debenture. These are names that I learned from the Mortgage Company that I worked for. They are forms used to determine the interest rate.

Yes, it is important to know your interest rate, loan type, investor, RFD and the TAD.
So just work on that and I will give you more information on how to get help!

Have you done as I requested: To find out your investor and the type of loan that you have? If so; then we are ready to move on!

So now you know these 4 things; Investor, Loan type, TAD or (Total Amount Due) and RFD or (Reason For Default).

This information is important because you if go to a SALVAGE COMPANY these are some of the things that they should know when you give them permission to call your mortgage company and negotiate on you behalf (as they say). When really you can do this for yourself on a Saturday Morning while drinking coffee.

DID YOU KNOW?????

I want to know who is your INVESTOR? Is is Ginnie Mae, Fannie or Freddie!! This is important to because your investor or should I say the people who has a vested interest in your property. You probably are saying: my mortgage company has a vested interest in my mortgage and you know what that is so true.

But, the investor which is described as the WATCH DOG wants to make sure they get there money plus interest from you (the homeowner). I said that because from my experience working for a mortgage company we had guidelines that the investor had in place. These guidlines were a key factor as to what program would be available for the homeowner.

For example:

If my investor was Fannie Mae and I had a FHA loan and I was at least 3months behind on my mortgage and I had at least $150.00 left after everything is paid including my mortgage. My loan had to be at least a year old. I could qualify for a possible MOD, Partial Claim, or a Provisional SFB.

Now per FHA-HUD guidelines as I was taught while working for the mortgage company; that the loan has to be at least 3months behind in order to qualify for assistance and the home has to be owner occupied, the homeowner must have over came the RFD or should I say the reason for default, and the loan has to be at least a year old. These are just some of the guidelines that we had to follow! V.A. loans has some of the same rules but the home does not have to be owner occupied.

Definitions:

RFD--Reason for default or Why you started running behind.

SFB-- Special Forbearance or Extended Repayment with 3months relief( not available for loans over 12 months past due).

Partial Claim-- Interest Free Loan from HUD( loan must me 4 months delinquent for consideration and can only include up to 12 months in loans during the life of the loan).

Provisional SFB--- Homeowner makes 3 regular payments to show proof that they can afford the property. Then the loan will be evaluated for a possible MOD or Partial Claim to bring loan current if done successfully.

As you know I had to go out of town for a funeral. We left out Saturday morning after I told you that I had to leave. But the trip was not to bad and it was just about 2hrs away. We had to go to Wichita Falls,TX and this is a small country town. I have some pictures that I would like to share with all of you. I have some pictures of the hotel we stayed in. Now, the room we stayed in was purchased by our deceased cousin's long time friend. I thought that was really nice of him and his family to purchase the rooms for family coming from out of town. We stayed at the Howard Johnson's Hotel. It was okay but who should complaint if you did not have to pay for the room. Right!
But anyway; I took some pictures and will tell you about the bar that they have inside of the hotel and the swimming pool. I am back and will get back to the issue at hand trying to inform the public about: How they can save there own home from foreclosure with out paying some idiot that is trying to make a profit off of YOU!
