Have you done as I requested: To find out your investor and the type of loan that you have? If so; then we are ready to move on!
So now you know these 4 things; Investor, Loan type, TAD or (Total Amount Due) and RFD or (Reason For Default).

This information is important because you if go to a SALVAGE COMPANY these are some of the things that they should know when you give them permission to call your mortgage company and negotiate on you behalf (as they say). When really you can do this for yourself on a Saturday Morning while drinking coffee.

DID YOU KNOW?????


I want to know who is your INVESTOR? Is is Ginnie Mae, Fannie or Freddie!! This is important to because your investor or should I say the people who has a vested interest in your property. You probably are saying: my mortgage company has a vested interest in my mortgage and you know what that is so true.

But, the investor which is described as the WATCH DOG wants to make sure they get there money plus interest from you (the homeowner). I said that because from my experience working for a mortgage company we had guidelines that the investor had in place. These guidlines were a key factor as to what program would be available for the homeowner.



For example:
If my investor was Fannie Mae and I had a FHA loan and I was at least 3months behind on my mortgage and I had at least $150.00 left after everything is paid including my mortgage. My loan had to be at least a year old. I could qualify for a possible MOD, Partial Claim, or a Provisional SFB.
Now per FHA-HUD guidelines as I was taught while working for the mortgage company; that the loan has to be at least 3months behind in order to qualify for assistance and the home has to be owner occupied, the homeowner must have over came the RFD or should I say the reason for default, and the loan has to be at least a year old. These are just some of the guidelines that we had to follow! V.A. loans has some of the same rules but the home does not have to be owner occupied.
Definitions:
RFD--Reason for default or Why you started running behind.
SFB-- Special Forbearance or Extended Repayment with 3months relief( not available for loans over 12 months past due).
Partial Claim-- Interest Free Loan from HUD( loan must me 4 months delinquent for consideration and can only include up to 12 months in loans during the life of the loan).
Provisional SFB--- Homeowner makes 3 regular payments to show proof that they can afford the property. Then the loan will be evaluated for a possible MOD or Partial Claim to bring loan current if done successfully.

I AM BACK AND I MISSED YOU!!!

I HAVE SO MANY THINGS TO TELL YOU!
As you know I had to go out of town for a funeral. We left out Saturday morning after I told you that I had to leave. But the trip was not to bad and it was just about 2hrs away. We had to go to Wichita Falls,TX and this is a small country town. I have some pictures that I would like to share with all of you. I have some pictures of the hotel we stayed in. Now, the room we stayed in was purchased by our deceased cousin's long time friend. I thought that was really nice of him and his family to purchase the rooms for family coming from out of town. We stayed at the Howard Johnson's Hotel. It was okay but who should complaint if you did not have to pay for the room. Right!
But anyway; I took some pictures and will tell you about the bar that they have inside of the hotel and the swimming pool. I am back and will get back to the issue at hand trying to inform the public about: How they can save there own home from foreclosure with out paying some idiot that is trying to make a profit off of YOU!

HOMEWORK!! 2

HAVE YOU DONE YOUR HOME WORK???

This picture is very beautiful! Just like all of you and by the way I want to say,"THANK YOU" for supporting my blog and being a follower!
I know times are difficult and it will get better. So keep your head up and don't fill bad for yourself. It always gets worse before it gets better! Just a reminder,"I told you at the beginning of my blog that I would tell you the truth and nothing but the truth!" So you should understand that it is going to get worse before it gets better and that is a proven fact.
I don't mean to be negative;but it is the truth!

I want to know are you understanding what I am trying to say? Your financials are the key to getting help. I want you to make sure that after all your bills are paid that you have at least $200.00 left over. This means that you have cushion to work with.

HOMEWORK!!!! DID YOU DO IT???

Have you found out what type or kind of loan that you have? If so you are no longer walking down the forest lost! You now have information that can be helpful to you and maybe someone you know!
What is next? That's what your asking me.

So now down to your financial or how do I say the MONEY! What is your debt to income ratio? How much money do you have going out of your house for bills and other things. Most important you need to do a financial update. Because we all know that is the next question that the mortgage company is going to ask you! How much is the bills such as gas, water, utility's, food, car note, insurance, cell phone, cable, going out to eat, life insurance and the other little things that you may not think that's a bill. Like smokes and other small things that add up. So are you making a List of things that you pay for? Are you sitting down with your partner or maybe it is just you to figure out what you pay out each month!!!

Ooooooh this is so important because you see this may stop you from getting help from the mortgage company! Now that is crazy! RIGHT!!! But from my experience it is soooo true! If you don't have money left over. How can they help you!
So now your homework is to find out what you pay for each month and subtract it from your income that comes every 2 weeks, weekly, monthly. However you get paid! This is simple math so ADD up ALL of your expenses. Then subtract your pay from the expenses. If nothing is left over we need to let go of somethings that you can live with out like: cable, cell phone if house phones is available, going out to eat and when you have food you can cook, taking your lunch to work. Theses are some of the things that should be done in order for your house to be saved!
Walking down that path is going to be hard; but you can do it. Just think before you had a house you probably did not have all those extra bills.

Hell I know I didn't!!

I know that every case is different and you just may have the bare necessities! But believe me when I say that you have to have some money left over after all your bills are paid. At least $200.00 to put towards the past due amount or even if you get a program that brings your loan current you still have to have some money left over for a cushion!

THE WEEKEND FOR LOVE!!!

HEY;
I had a long weekend it was my husband and I anniversary! What a weekend! We had so much fun and enjoyed each others company. I hope you had a great weekend too. I am very tired from having so much fun! We went to dinner and had breakfast at a nice place. I am telling all of you this because you are a part of my world! So nothing new has happened since my last blog?

Have you figured out your RFD? Now you know your TAD! So now we need to match the dates as to when you started running behind. This is important because as a homeowner, you should know what happened when and why you started running behind. If you can't remember then there lye's the problem! This means either you have no since of time or you just don't care, you have many issues that made it hard to remember, or you want something for nothing.
Hell; if I am going threw something and it prevents me from paying the bills; I would be able to tell you when where and how it all started. I own a home and trust me I am not going to loss it! With the grace of GOD and the things I know. I should be able to come out of it on TOP!

Now; the next question you need to know is: WHAT TYPE OF LOAN DO YOU HAVE!!!! Meaning is it a VA, FHA,Sub Prime, First Plus, Impac or etc... So What type of loan do you have???? The reason why this questions is very important is because this determines the kind or type of assistance that you may be able to receive from the mortgage company! So now you should find out what type or kind of loan you have.

So call the mortgage company and ask them what type of loan do you have. So we can begin the process of saving you home!

WHAT A HOMEOWNER NEEDS TO KNOW???


So now that we have established what our goals are! Now I need to give you just a little more information! Let me start were I left off! Remember we called the Big, Bad, and Crazy Mortgage Company! They were tell you what was past due or TAD which is known as Total Amount Due on the account. So after they have let you know about the TAD; the next question is the RFD???
Remember I told you that RFD is Reason For Default. Right! So now that they are questioning you like you have stolen something from them. You want to make sure before you call that you know:What Happen, When it Happen and Why it Happened. Meaning the Months of the RFD. Also, What did you to over come the RFD!
So if you did not know the RFD has to be overcome before the mortgage company can help! Now just think if you (the homeowner) is not over the RFD how can they help you? So just put yourself in they're shoes: Why would you help someone that has not over come the issue that started them to be behind on the bills. So ask yourself this questions! What have I done to over come my issue?

Today was a great day for me! I helped someone save there home! You see I just told them what to do and who to ask for at the mortgage company! There house was about to be foreclosed on! How about that. The mortgage company was being crazy as always and they just did not have any were to go. Besides those places that charge you a arm and leg for something that you can do with the right information!

So yes today was a great day!!!!!

THE BEST IS YET TO COME!!

So now that we have gotten to know each other a little better; Lets begin again! We all know that we have a crisis on our hand. What can we all do as homeowners to make sure our property is safe? Number one listen to people and watch the news. If that is not helping take matters in your own hand. As I said before every thing I speak about is the truth and nothing but the truth. The first thing you should do is fine out what kind of loan that you have. Yes, call the mortgage company and ask them! Hell, they cant squeeze juice from a turnip! Even if you are 1, 2,3 even 12 months behind. Ask them what is the type of loan that I have? There answer is going to be: "Before I tell you that let me advise you of how many months you are due for the TAD and what is you RFD! This are some of the terms and tack ticks that they use to make you fill bad. So you tell them the or Reason for Default and then ask the question again! What is the type of loan that I have! They should them give another answer: This is what call the talk down! Hell I called to find out what type of loan I have and you act like this is your house and your money! That's what I would be thinking if I called them asking questions! RIGHT!

Foreclosure? Bankruptcy? Money Problems?

I want to start by introducing myself:

I am Devine and I have worked in mortgage and bankruptcy companies! One of the big banking institutions that many of you know quite well! So I have Lot's of information that I want to provide to each and everyone of you! It will be the truth and nothing but the truth. I am a true believer that if you want or need something; Just Ask. I said that to say this: Your mortgage Company that you pay each month are being paid by our government to provide help to homeowners that's having a hard time making there payments. I bet many of you did not know that. Now, that is part of the issues that we are having.

So, how is things going for you with the economy in an up roar?
